Reports to (title): Senior Director of Finance, Vice President of Real Estate & Center Development

 
 
 
 

                                                          GENERAL PURPOSE OF THE JOB

 
  1. Team Genesis is responsible for managing the real estate portfolio of DaVita, including nearly 2,500 dialysis clinics, multiple business offices, as well as the strategic business units and DaVita Medical Group properties.  Our mission is to be the “Trusted Partner of Choice for all Village Assets”.  
 
  1. The Director of Finance will report to the Senior Director of Corporate Finance and act as the tactical and strategic finance partner to the business segment’s Vice President and team; assessing organizational performance against short and long-term strategies.  The role will consist of accountabilities in financial planning and analysis, operations, strategy, and team management and leadership in work streams such as real estate development, leasing, capital spend, facility management and more.
ESSENTIAL DUTIES & RESPONSIBILITIES
 
1.
Financial and Operational Management
  • Leads segment financial planning process, including the development of the annual budget, periodic forecasts, and longer-term financial plans
  • Establishes guidelines for budget preparation and leads the annual budget process in consultation with senior leadership.
  • Analyzes and makes recommendations regarding strategic investments and other key business decisions
  • Key contributor in materials for  Senior Leadership at DVA

 Strategy
  • Partner with the GMs on all operational and strategic issues as they arise; provide strategic recommendations based on financial analysis and projections, cost identification and allocation, and revenue/expense analysis.
  • Participate in the ongoing strategic planning process as an integral member of the senior management team.
  • Oversee long-term budgetary planning and cost management in alignment with Genesis’ strategic plan.
  • Engage cross functional leaders to align financial management with short- and long-term financial planning and projections.
  • Partner with DVA teams (including finance, strategy, field operators and operations innovation) on strategic initiatives
3.
Team Management and Leadership
  • Develop and manage direct staff
  • Key member of the Genesis leadership team, assisting in the vision,  strategy for the team
  • Engage other members of the senior management team –evolving strategy, operational delivery, and data collection needs.

EDUCATION AND EXPERIENCE
 

•              MBA required

•              Demonstrated excellence in managing finance, budgeting, and reporting.

•              Strong qualitative and quantitative analytical / financial analysis abilities and excellent problem solving skills

•              Detailed knowledge and understanding of financial statements and their relationships

•              Demonstrated experience in financial modeling (integrated income statement, balance sheet and cash flow)

•              Ability to read, analyze, and interpret financial reports, contracts and legal documents

•              Demonstrated success in effectively communicating and presenting information to senior leadership as well as the external community

•              Ability to work with mathematical concepts such as probability and statistical inference and apply concepts such as fractions, percentages, ratios, and proportions to practical situations

•              Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists

•              Ability to interpret a variety of instructions in written, oral, or diagram form

•              Advanced proficiency in Excel and Powerpoint

 
 
LANGUAGE SKILLS

WORK ENVIRONMENT

Fluent in the written and verbal skills necessary to successfully perform the essential functions, duties, and responsibilities of the position.

Level III – Moderate noise (e.g., business office with computers or printers, light traffic). No required tasks involve greater exposure to blood, body fluids or tissues than would be encountered by a visitor. The normal work routine involves no exposure to blood, body fluids or other hazardous conditions.

Physical requirements can vary. These must be reviewed with management. However, in general, the position requires the following activities:

  • Ability to lift minimum of 5 lbs to a max of 50 lbs unassisted and able to stand, sit, stoop, walk, stretch, reach, and use full range of body motions.
  • Manual dexterity as required for specific equipment and ability to use computer keyboard and peripherals.
